Policy
Disposal or Sale of Personal and Real Property
The District disposes of unused, surplus, and obsolete books, equipment (including vehicles), and supplies according to the procedures established by law.
Private Sales and Rentals of Real Estate
Whenever not required by law to sell personal or real property by public auction, the District may privately sell the property with the following conditions:
- The District should market vacant buildings and land no longer needed for educational purposes.
- The District should attempt to lease space to appropriate entities in vacant and existing operational but under-utilized facilities.
- The aim should be the sale of such buildings or land, with rental or lease considered where appropriate.
- The goal should be to obtain the most beneficial arrangement for the District.
- The District should consider the sale or lease to proposed uses that are non-competing with District interests and complement the District's goals and objectives.
Appraisals
The District appraises all vacant properties to ensure that the District receives an appropriate sale price or rental fee relative to the real estate market. The District updates the appraisal when needed to reflect significant changes in market values.
Sales
Strategies developed to promote the sale of a vacant property gives attention to the following:
- Input from the community regarding the potential use of the site
- Costs that the District may incur relative to the sale
- Advantages of demolishing a partial or total structure on the property
- Consideration of adaptive reuse of historically significant structures
Rental or Lease
The District considers lease arrangements with appropriate entities for the use of space in both closed or cleared and operational facilities, where applicable and where complementary to the goals and objectives of the District.
The tenant assumes the responsibility for maintenance and repairs of all leased properties when and where applicable.
Reporting
The District reports the sales and rental of buildings and land systematically.
The lease for each user shall include appropriate language to save the Board and school District harmless against any and all claims, demands, suits, or other forms of liability that may arise out of this use of space.
