• Marion C. Seltzer Construction Frequently Asked Questions

What are the working hours at the site?
The working hours of the abatement and demo are 7:00am to 4:00pm.

When will the fence and trailer be installed?
We plan to install the construction fence on August 6th and set the trailer on August 8th.

    Who is doing the work?
We’ve contracted Eagle Contracting for both abatement and demolition and Greenspace as the Construction Manager. Both teams bring extensive experience in these areas and will follow strict safety protocols to protect both the surrounding community and the crews performing the work.

Can the community use the park during the abatement, demo and construction?
Areas outside the construction fence line will remain accessible to the community throughout the project.

What precautions will the abatement and demo contractors take to make sure the residents in the area are safe?
The safety of nearby residents is a top priority during this project.  Both the abatement and demolition contractor will be following strict federal, state and local regulations to protect public health and safety.  Some of the key precautions include:
    • Containment and Air Monitoring: During abatement, regulated materials (such as asbestos) will be removed under full containment using negative air pressure systems to prevent dust or contaminants from escaping. Continuous air monitoring will be in place to ensure safe conditions outside the work zone.
    • Dust Control: During demolition, water misting and sweeping the roads will be used to minimize airborne particles.
    • Work Zone Barriers: The site will be fenced and clearly marked to restrict public access and prevent entry into construction areas.
    • Proper Waste Disposal: All abated and demolished materials will be disposed of in accordance with environmental regulations, ensuring nothing hazardous remains on-site or is released into the surrounding neighborhood.
    • Noise and Vibration Minimization: Efforts will be made to limit disruptive noise and vibration, especially during early or late hours. Equipment will be turned off when not in use.
    • Regular Oversight: Trained environmental professionals and our GCS Team will be onsite throughout the project to ensure all protocols are followed.
What is the process for demolition?
The demolition will be carefully planned and carried out in a safe, controlled manner.  Here’s a general overview of what to expect:
    • Preparation: Before any demolition begins, the building will be fully abated of any hazardous materials (like asbestos or lead). Utilities (gas, electric, water) will be disconnected.
    • A Pre-Demolition condition survey/photographs will be done to document the current state of adjacent structures.
    • Structural Demolition: A wrecking ball will NOT be used. The building will be taken down using modern mechanical equipment like excavators with specialized attachments designed to dismantle the structure in a controlled and precise manner. This helps limit noise, dust, and vibration.
    • Debris Removal: All debris will be loaded into trucks and transported off-site to approved disposal or recycling facilities.
    • Site Grading and Clean-Up: After the building is down, the area will be graded and cleaned to prepare for the next phase of construction or temporary stabilization.

Will the neighboring house be damaged by vibrations?
The equipment used for demolition is selected specifically to minimize vibration and impact on surrounding structures. Contractor will avoid excessive force and will not use heavy pounding or wrecking-ball-style demolition.

    When will construction start?
We anticipate mobilizing for abatement the week of August 4, with actual abatement work beginning on or about August 11, pending completion of the required 10-day EPA notification. This phase involves removing any hazardous materials in accordance with federal and state regulations. Demolition is expected to begin around mid-September, once abatement is complete. Weather permitting, this phase will last approximately 6 weeks. Trees directly surrounding the building will be removed during the demolition phase, as part of site clearing and safety preparation.  The balance of the trees slated to be removed will occur during the construction phase.

Who should we contact if we have a jobsite concern?
Our site contact from Greenspace will be Dan Waite, Superintendent, his cell number is 216.406.6187.
